Assistant Project Manager

Summary/Objective: Will support the Project Manager in overseeing various construction projects from planning through completion, ensuring they are delivered on time, within scope, and on budget. Responsibilities include coordinating schedules, communicating with subcontractors and suppliers, tracking project progress, and assisting with documentation and compliance requirements. This position will report to the Project Manager.
Classification:Exempt (not overtime eligible)
Essential function/Responsibilities: duties include but are not limited to the following
• Review daily job reports and input information on project trackers.
• Communicate with subcontractor foreman and superintendents to ensure accurate daily reporting is completed in a timely manner.
• Coordinate submittal and RFI processes.
• Monitor project schedule and change order logs
• Review monthly payment applications submitted by contractors against project trackers.
• Assist project managers and senior leadership to prepare requisitions for monthly bank walks.
• Log and track permitting and entitlement processes, moving permits from submission, to approval, and through to sign off.
• Assist project managers and senior leadership in documenting, organizing, and saving all project related documents, drawings, and contracts.
• Support project managers and senior leadership in general administrative tasks required to document, track, and review project preparation and progress.
• Make periodic site visits, as required by project managers and senior leadership, to review work completed.
Requirements:
• Minimum 2 years of experience in ground-up construction
• Bachelor’s Degree in a related field preferred
• Experienced in the construction process and ability to coordinate sub-contractors daily.
• Effectively communicate both verbally and in writing with all trades, Architects, Engineers, lenders and government agencies associated with the production of affordable housing.
• Proficient in Microsoft Outlook, Excel, Word, and Project.
• OSHA 40 hours.
